Phase 1 - Inventory and Assessment (October – November 2017)

Review previous and current plans, understand and document existing conditions, explore changing demographic and market dynamics, engage shareholders to confirm the overall vision

  • Existing conditions summaries (maps, diagrams)
  • Demographic and socio-economic assessment including existing and projected population, employment data, existing and anticipated housing units, proposed housing types, existing and anticipated jobs, and future non-residential development
  • Consolidated summary of stakeholder input from interviews/focus groups, online survey and public workshop
  • Consolidated summary of issues and opportunities
  • Development opportunities map (eg, identifying “what’s in play”)

Phase 2 – LCI Plan Update and Concepts (December 2017 – January 2018)

Prepare detailed concept plans for land use, transportation, and urban design elements

  • Development Framework Plan: Future Land Uses, New Development Opportunities, Redevelopment Opportunities
  • Circulation Framework Plan: Potential Transportation & Connectivity Enhancements
  • Concept Plans & Illustrations: Building Character Imagery, Streetscape Design and Crossing Options, Open Space and Park Options, Mobility Character Imagery

Phase 3 – Action Plan (February – March 2018)

Implementation strategies, costs and phasing, growth projections, final plan documentation, prioritization

  • Draft & Final LCI Plan Document
  • 100-Day Action Plan
  • 5-Year Implementation Plan
  • Community Participation Summary
