DELINQUENT PROPERTY TAX INFORMATION:

Failure to receive a bill does not relieve the obligation to pay.

  1. As of May 28, 2026, any delinquent property taxes over $150 will have a lien placed on the property.
  2. It is imperative that property taxes are paid on time. After November 25th, billed amounts will be assessed monthly interest charges at a rate authorized by Georgia law. Additionally, a lien may also be placed on a delinquent property along with penalties assessed up to 20 percent.

PROPERTY TAX SALE:

The City of Sugar Hill conducts property tax sales on a scheduled basis in accordance with state law. The legal ads for tax sales are published in the Gwinnett Daily Post newspaper and on this page when appropriate. Email Property Tax Officer at propertytax@cityofsugarhill.com for further assistance.

Registration can be expedited by completing the Bidder Registration Form in advance and submitting it in person to customer service at Sugar Hill City Hall.

The Bidding Process

  • Opening Bid: The opening bid starts at the amount of the total delinquent taxes, plus penalties, interest, and administrative costs.
  • Payment: Successful bidders are usually required to provide immediate payment (cash or certified funds) on the day of the sale, sometimes within an hour of the auction ending.
  • No Fee: Attending the auction is free, but bidders must officially register on-site—and often verify their funds—prior to the start of the sale.

Redemption Rights

Purchasing a tax deed does not immediately grant you ownership of the property, the ability to evict residents, or the right to make improvements.

Under Georgia law, the previous owner or anyone with a legal interest in the property has the right to “redeem” the tax deed within 12 months after the sale date. To redeem, they must pay the purchaser the amount paid at the tax sale plus a mandated premium (usually 20% of the bid amount). If the property is redeemed, you get your investment back plus the premium. If it is not redeemed after 12 months, the purchaser can legally take steps to foreclose the right of redemption and claim.
